A father hoping a summer renovation project will repair his strained relationship with his preteen son gets far more than he bargained for when the old Vermont farmhouse they're flipping turns out to harbour a deeply rooted and vengeful presence. The spirit of a former occupant seems bound to the property itself, and the duo's well-meaning repairs may be doing more harm than good. Equal parts quiet family drama and creeping ghost story, the film earns its scares through atmosphere and character rather than cheap shocks. What begins as a story about two people trying to reconnect slowly becomes a test of whether love alone is enough to protect the ones we care about.
